The Witto House is an elegant cottage nestled in the Wild Hog Mountain valley, surrounded by meadows, streams, and woodlands. It features 10-foot ceilings with upscale lighting, beautiful tile throughout, a lanai with spectacular meadow views, and no stairs.
- Master Studio Suite: King-size bed with a view through the lanai, featuring a copper-infused memory foam/hybrid mattress, crisp white sheets, luxurious duvet, enormous walk-in closet, and an electric fireplace.
- Bunkhouse: Queen bed, two bunkbeds (four twins), and a futon couch. Includes a dedicated workspace desk complete with office supplies and a printer for checking into work.
- Home Theater Room: Located between the sleeping rooms, featuring a drop-down projector screen with Roku for your streaming services, plus whole-house audio inside and out via Bluetooth or direct tethering.
- Luxury Bathroom: Dual private entrances, rainhead shower, ample storage cabinets, and bay windows that fill the space with natural light.

House Rules & Policies
Cancellation Policy
- Booked less than 30 days before check-in: full refund if cancelled within 48 hours of booking, provided 14+ days remain before arrival.
- Cancelled 30+ days before arrival: 100% refund.
- Cancelled 7+ days before arrival: 50% refund, or rebook for a later date.
- Cancelled less than 7 days before arrival: non-refundable.
Check-in & Check-out
Check-in begins at 2:00 PM. Check-out is at 11:00 AM.
We offer self check-in with a private gate code and cottage door code, so there's no one to wait around for. Your codes are sent 48 hours ahead of arrival, but for everyone's security they only switch on at the start of your check-in window and expire automatically at checkout — so please plan your arrival and departure around those times.
Registered Guests & Gate Access
To keep things safe and peaceful for everyone on the property, only registered guests are permitted inside the gates overnight, and we don't allow parties or events. Your gate code is unique to you and your reservation — please don't share it.
Pet Policy
We love hosting pets! Up to three well-mannered dogs stay completely free, with no leash requirements on our private grounds.
We just ask that you clean up after them and keep them off the furniture. If pet hair or messes require extra attention at checkout, additional cleaning charges may apply.
Septic System — What Not to Flush
Our cottage runs on a septic system, so please only flush RV-safe toilet paper (we provide a septic-safe supply). Wipes, diapers, and food scraps should never go down the toilet or drains — they trigger our alarm system and can cause a backup.
If non-flushable debris sets off a septic alarm during your stay, additional remediation charges will apply.
Smoking, Vaping & Drug-Free Policy
We're a family-oriented private recreation area, so smoking, vaping, and drug use are not permitted inside the cottage. We appreciate you keeping the indoor air fresh for the next guests — and for your own stay.
Hunting, Firearms & Fireworks
For everyone's safety, hunting, fireworks, and discharging firearms are not permitted on the property. Shipps Landing manages and cultivates the wildlife here for hunting opportunities that are booked separately — so please leave the wildlife to that program during your stay.
Fire Pit Use & Current Fire Ban
Our cottage includes an outdoor fire pit and a firewood supply as part of your stay. That said, Baxter County is currently under a fire ban, so fire pit use is on hold for now to protect these woods from wildfire risk.
We keep a close eye on local conditions and will notify you if the ban lifts. You can also check current burn ban status yourself anytime via the Arkansas Agriculture Department's burn ban lookup.
Mail & Package Deliveries
Please don't have mail or packages delivered to the property — delivery drivers aren't granted gate access, so items won't reach you. Mountain Home has plenty of retail stores and Amazon pickup boxes nearby that work well for anything you need during your stay.
Cameras & In-Cottage Equipment
Please don't tamper with the smoke detectors, security and wildlife cameras, doorbell hub, or the internet/router — they're there to keep the property safe and connected for everyone.
What's Provided
We stock the cottage with everything you need for a comfortable stay, including:
- Complimentary snacks
- Bath & beach towels, washcloths, hand towels, linens/bedding, plates & cutlery, drinking and wine glasses, cooking utensils, pots & pans, dishcloths, and potholders
- Hair dryer, Keurig coffeemaker, toaster, blender, crockpot, Instant Pot, air fryer, microwave, small dishwasher, and washer/dryer
- Charcoal grill (starter supply of charcoal in the lanai), outdoor fire pit, fish cleaning table (outdoor use only), mini billiards/air hockey/foosball table, Roku TV (bring your own streaming logins), and Internet
- Starter supplies: Keurig coffee, sugar and sweetener packets, individual creamers, a kitchen sponge, laundry and dishwasher detergent, hand soap, septic-safe toilet paper, paper towels, trash bags, tissues, travel-sized shampoo/conditioner/bar soap/makeup remover towelettes, charcoal briquettes, common spices, plastic wrap, foil, ziplock bags, and paper cups/plates/plastic silverware
- Firewood (stacked in the lanai, near the fire pit, and along the driveway retaining wall)
Towels, washcloths, and linens are provided in starter quantities, so a bit of laundering during longer stays may be needed. Additional supplies can be picked up at local supermarkets. Our cottage is for short-term rental use only — if something isn't listed here, please assume it isn't provided.
Cleaning Fee
A standard $140 cleaning fee is applied to every WItto House reservation.
To help us maintain this high standard for all guests, additional charges will only apply if specialized remediation or repair is required upon checkout — such as addressing indoor smoke, lingering strong odors, excessive pet hair, or septic pump alarms caused by non-flushable debris.
