  • Complimentary WIFI.  Wireless connectivity also provided. Whether you’re a road warrior seeking thrilling adventures or prefer to tap into our provided WiFi, Shipps Landing guarantees a convenient and connected stay.
  • Full Hook-ups.  Each pedestal provides 50/30/20 Amp service.  Both RV sites also have individual water connection and a cleanout to drain your grey and black water tanks right at your site.
  • Fire ring and Picnic table.  Our fire rings feature an adjustable grating for your camp chef’s convenience.

Hillside RV#1 is the first RV site of the circle drive and has unobstructed view of meadows and stands of pine trees.

Creekside RV#2 is located at the end of the circle drive and your rig will be on alongside a babbling brook.

CAMPING RULES

We have established the following rules to ensure everyone can enjoy their stay at Shipps Landing.  Please respect you fellow visitors, both campers and those staying in the cottage.  When in doubt, follow The Golden Rule and treat other visitors as you would like to be treated.

By booking at Shipps Landing, you agree to the the following:

• No seasonal availability.  No subletting.
• CHECK IN TIME IS 2:00 PM.  Check-ins after dark are strongly discouraged-Shipps Landing minimizes light pollution at night and does not have lighting.  We are not responsible for accidents with campers and rigs if setting up in the dark.
• CHECK OUT TIME is 12:00 PM. Anyone still occupying an RV spot after 12:30 PM will be charged an additional night stay.
• Rates are based on maximum of eight (8) people per campsite including no more than 4 adults.  Additional fees apply if more than four adults or more than eight total persons per campsite.  If you know you are more than 8, it is better to simply book both campsites.
• You MUST approach the main gate from the river turnaround.  Shipps Ferry Road makes a hairpin turn into Shipps Landing main gate.  For safety, you must bypass the main gate, proceed over the railroad tracks and turn around at the circle drive that is Shipps Ferry River Access.  Only then can you approach the main gate at an angle more conducive to towing camper rigs.  Please note that there are cameras at the main gate and violators of this rule will be recorded on camera and any damages to the gate or rock ledge walls will be recouped.
• Every reservation has a unique access code for entry through the main gate.  This code may not be shared with outside, unregistered visitors and will expire when your reservation has ended.
• No tent camping unless accompanied by a self-contained camper rig (there are no facilities on-site).
• Parents are solely responsible for their children.  Please communicate to children that there are other visitors on the property (the other campsite and the cottage) that are not to be disturbed.
• Do not obstruct the circle drive.  Leave enough room for trucks pulling camper rigs to pass along the gravel road. Be courteous.
• No ATV riding after dark.  There are cliffs along the trails and Shipps Landing is not responsible for the safety of UTV riders.
• All garbage must be bagged and placed in the dumpster located by the exit drive.  Do not deposit garbage in the fire rings.  Campsite must be kept clean during occupancy and cleaned upon departure.  The pristine grounds at Shipps Landing can only remain so with everyone’s cooperation.
• Firewood must be obtained locally, within Baxter County or a directly adjoining county.  Campers are encouraged to forage the woods for fallen libs and branches, as long as the pieces can fit safely in the fire rings.  Not only is foraging fun but it helps with forestry management. Do not damage or pull down standing trees.  Only burn the branches that have fallen naturally and that fit inside the fire rings..
• PICK UP CIGARETTE/CIGAR BUTTS. Pollution is prohibited at Shipps Landing.
• The use of fireworks, discharging firearms, explosives and projectile-firing devices is prohibited and will result in immediate expulsion without refund from the property.
• PLEASE DO NOT FLUSH baby wipes or feminine hygiene products into our septic system.  Even if they say they are flushable, they will still clog the septic and damage the septic pumps.
• All reservations require payment in full at the time of online booking.
• NO REFUNDS for cancellations within 7 days of check-in. There are no refunds for unused days or discomforts of mother nature.
• Cancellation Policy:

  We understand that plans can change unexpectedly. At Shipps Landing, we offer flexible cancellation options to accommodate your needs.

  For bookings made fewer than 30 days before check-in, you are eligible for a full refund if the cancellation is made within 48 hours of booking and at least 14 days before check-in.

  Cancellations made 30 days or more in advance of your scheduled arrival date are eligible for a 100% refund.

  Cancellations made 7 days or more in advance of your scheduled arrival date are eligible for a 50% refund. Alternatively, you may choose to rebook for another date free of charge. Please note that if rebooking for a later date, the rates are subject to change.

  For cancellations made less than 7 days in advance, refunds will not be provided, but we encourage you to reach out to discuss alternative options.

  Please contact us directly to initiate any cancellations or to inquire about rebooking. We appreciate your understanding and look forward to hosting you at Shipps Landing.

• Quiet and well-mannered pets are allowed and welcomed at Shipps Landing. No more than 2 pets per site.
• At this time, with only two campsites, we do not require pets to be leashed.  However, if there are concerns about safety or comfort, you may be asked to leash your animals by another camper or by Shipps Landing. Pets do not understand personal space and not everyone is willing to share theirs with unfamiliar animals. Please be respectful of others.
• Excessive barking will not be tolerated and you may be asked to leave with no refund.
• You must clean up after your pet! Violators will be charged an additional cleaning fee.
